Introduction

This is your guide to life at Wilbury Grange. The handbook is arranged in alphabetical order for easy reference. You can also search the website by clicking on the magnifying glass at the top of the page.

From time to time individual pages will be updated. If you think a page needs updating, please let us know via the form on the Contact Us page.

Landlords: you are responsible for making sure that your tenants are aware of this guidance and that they adhere to the terms of your lease.

Alterations

Under the terms of Wilbury Grange leases (paragraph 3 (xviii)) flat owners are not permitted to carry out works to their flat without the prior written consent of the freehold company, Wilbury Grange (Hove) Ltd. There are storage spaces provided at the rear of the building for bicycles. From time to time Wilbury Grange (Hove) Ltd will clear the bicycle sheds of abandoned bicycles. Electrics

Flat owners are responsible for electrical safety within their flat. The power points in the communal areas are for the use of the cleaner and contractors or for the purpose of cleaning the common areas. They are not intended for personal use by flat owners.

Doors

Your flat door is a fire door and must normally be kept shut and not propped open. The doors are an original feature of the building and must not be significantly altered without permission obtained via the managing agent. See the section on Alterations.

Door Entry System

Each flat has a door entry phone. To speak to someone buzzing your flat, pick up the handset and speak. If you want to let the caller into the building, press and hold the Door Open Button (the button at the bottom of the phone mount), this will unlock the main entrance door. Hang up…

When flat owners carry out works of any sort to their flat they must take all reasonable steps to protect the common parts and carpets. Cleaning

Wilbury Grange (Hove) Ltd employs a cleaner to clean the common ways (except Sundays and Bank Holidays). The ground floor entrance hall carpets are cleaned 6 days a week with a full block clean down once a week which includes all stairs and landings.

Balconies

If you are thinking of alterations to your balcony/balconies you must contact the managing agent for permission. Enclosing balconies is not permitted. See the section on Alterations.
