Plumbing

Flat owners are responsible for the plumbing repairs in their own flat. Owing to the complexity of our heating and plumbing system, ServCom are our approved contractor and the only one permitted to work on the heating system.

If works are to be carried out to the communal heating or communal hot and cold water supplies approval must be obtained beforehand via the managing agent. If a drain down of any of the services is required specifically to facilitate proposed works and the works do not occur at a time when the building is being drained down generally (see below) then you will need to meet the costs of the drain down and the subsequent refilling including any repeat attendances for the purpose of clearing airlocks etc.

The managing agents may need to carry out general plumbing or central heating maintenance requiring a drain down. When a drain down is necessary, the managing agent will give advance notice and try to arrange it for the summer months when the central heating is off. Flat owners should take the opportunity to carry out plumbing works during such drain down period to avoid meeting the costs for the drain down and inconveniencing other residents.
